In execution of a certain Deed of Trust dated March 10, 2008 executed by Phillip E. Nolen and Charles B. Childress to Thaddeus R. Cox, Trustee, of record in the Clerk’s Office of the Circuit Court of the County of Montgomery, Virginia as Instrument No. 2008002308 conveying the hereinafter described property in trust to secure the payment of a certain debt therein described and providing for sale of the property in the event of default in the payment of same, and default having been made in the payment of the said debt secured and having been requested so to do by the legal holder of the evidence thereof, the undersigned, as Sole Acting Substitute Trustee under that certain Appointment of Substitute Trustee dated August 22, 2019 of record in said Clerk’s Office in Instrument No. 2019006914, will on the 21st day of January, 2020 at 12:00 Noon at the front door of the Circuit Courthouse of the County of Montgomery, located at 55 East Main Street, Suite 1, Christiansburg, Virginia 24073 sell at public auction the property described in the aforesaid Deed of Trust and being located in Montgomery County, Virginia:
All that certain lot or parcel of land, with all improvements thereon and appurtenances thereunto belonging, situate, lying and being in the Town of Christiansburg, Shawsville Magisterial District of Montgomery County, Virginia, more particularly described as follows:
Parcel I
All that certain lot of land fronting 82 feet on the south side of Church Street, and extending back from Church Street, between the line of the lot that formerly belonged to Emma Briggs on the west and the property line on the east which is parallel with the line of said Emma Briggs lot, 94 feet to the line of the lot hereinafter described and conveyed.

Parcel II
All that certain lot of land, adjoining the above described and conveyed lot on the south side of same, and bounded and described as follows: BEGINNING at a stake standing at the southwest corner of the said above described and conveyed lot and in the line of said lot that formerly belonged to Emma Briggs; and running thence with the Briggs property line, S. 3-1/2° W. 90 feet, more or less; thence S 86-1/2° E. 82 feet to a corner of a lot owned by (now or formerly) R. C. Walton; thence with Walton’s line, N. 3-1/2° E. 90 feet, more or less, to the southeast corner of the said hereinabove described and conveyed lot; thence with the southern line of said lot 82 feet to the BEGINNING point.
