Clerk’s Office, Circuit Court for Montgomery County, Virginia as Instrument No. 04014942 . The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Montgomery County, 55 East Main Street, Christiansburg, Virginia on July 24, 2023, at

11:00 AM, the property described in said Deed of Trust, located at the above address, and more

particularly described as follows: ALL THAT CERTAIN PARCEL OF LAND, WITH THE

IMPROVEMENTS THEREON AND ALL RIGHTS, PRIVILEGES AND APPURTENANCES

THEREUNTO BELONGING, LYING IN THE FORMER CHRISTIANSBURG MAGISTERIAL

DISTRICT OF MONTGOMERY COUNTY, VIRGINIA, ON THE SOUTH SIDE OF STATE ROUTE

NO. 114, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT

ON THE SOUTH LINE OF STATE ROUTE NO. 114 AT THE CORNER BETWEEN THE HUFFMAN LAND AND THE FORMER MINNIE POWERS LAND, OF WHICH LETTER LAND

THIS PARCEL IS A PART; THENCE WITH THE DIVISION LINE BETWEEN THE HUFFMAN LAND AND THE FORMER MINNIE POWERS LAND IN A SOUTHERLY DIRECTION 150 FEET TO A POINT; THENCE TWO NEW LINES WITH THE LAND OF BUFORD O. HUFFMAN; A

LINE IN AN EASTERLY DIRECTION 115 FEET TO A POINT; A LINE IN A NORTHERLY DIRECTION 150 FEET TO A POINT IN THE SOUTH LINE OF STATE ROUTE NO. 114; THENCE WITH THE SOUTH LINE OF STATE ROUTE NO. 114 IN A WESTERLY DIRECTION 115 FEET TO THE BEGINNING; AND BEING THE NORTHWESTERN PORTION OF A PARCEL OF ONE AND ONE-HALF (1-1/2) ACRES (ABOVE REFERRED TO AS THE MINNIE POWERS LAND)

WHICH WAS CONVEYED TO THE PARTY OF THE FIRST PART BY MINNIE POWERS, A WIDOW, BY DEED DATED MARCH 23, 1954, RECORDED IN THE CLERK`S OFFICE OF THE

CIRCUIT COURT OF MONTGOMERY COUNTY, VIRGINIA, IN DEED BOOK 186, PAGE 328.

TERMS OF SALE: ALL CASH. A bidder’s deposit of ten percent (10%) of the sale price or ten

percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the

form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser’s

deposit may be forfeited to Trustee. Time is of the essence. If the sale is set aside for any reason, the

Purchaser at the sale shall be entitled to a return of the deposit paid. The Purchaser may, if provided by

the terms of the Trustee’s Memorandum of Foreclosure Sale, be entitled to a $50 cancellation fee from

the Substitute Trustee, but shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney. A form copy of the Trustee’s memorandum of foreclosure sale and contract to
