Notice is hereby given that the Planning Commission of the Town of Blacksburg will conduct the
following public hearings on Tuesday, July 2, 2024 during its meeting beginning at 6:30 PM in the Roger
- Hedgepeth Council Chamber, 300 South Main St, Blacksburg, VA on the following item:
Zoning Ordinance Amendment (ZOA) #61-An amendment to the Town of Blacksburg Zoning
Ordinance to create a new Small Lot Development Option in the R-4 Low Density Residential
Zoning District to allow smaller lot sizes.
This is proposed text amendment would create the Small Lot Development Option within the R4 Low Density Residential Zoning District. It will allow for development of homes (single-family,
detached; two-family dwelling; and townhouse) on relatively small lots to increase housing
choice, affordability and sustainability. Small lot development in the R-4 District is intended to
accommodate residential development on lots between 3,000 and 7,499 square feet. The Option will have its own site development standards, occupancy regulations and design standards to ensure compatibility with the existing R-4 District.
Persons affected by or interested in the zoning ordinance amendment may appear and present their
views.
After hearing, the Planning Commission may take action. Copies of the requests and all related
