LEGAL NOTICE OF PUBLIC HEARING OF THE TOWN OF CHRISTIANSBURG PLANNING COMMISSION

The Town of Christiansburg Planning Commission will hold a Public Hearing on Monday, July 31, 2023, at 7:00 PM in the Council Chambers of the Christiansburg Town Hall, 100 E. Main Street, Christiansburg, Virginia 24073, pursuant to Sections 15.2-2204 and 15.2-2285 of the Code of Virginia, as amended. The purpose of the public hearing is to receive public comments

concerning:

A. Conditional Use Permit request by NRV Marketplace LLC, Property Owner, and Balzer and Associates, Applicant, to allow a revision of the Comprehensive Sign

Plan, approved September 24, 2019, and associated with addresses 2505 – 2785 Market St. NE. The current CUP request is to allow building signage larger than 200 sq. ft. for a new tenant in Marketplace. The current CUP request is associated with properties located at 2505 – 2580 and 2700 – 2785 Market St. NE, identified as Tax Parcels

436 – (5) – 1, 406 – (7) – E, 406 – (7) – K, 436 – (5) – F, 436 – (5) – M, 436 – (5) – I;

and Parcel IDs 027970, 250259, 250260, 250261, 250262, 250263; zoned General Business District B-3. The property is designated as Business/ Commercial on the

Future Land Use Map of the 2013 Christiansburg Comprehensive Plan.

Town Hall will be open and available to receive public comment in-person at the time of this Public Hearing. A copy of the application, the Town’s Zoning Map, Zoning Ordinance, and

Future Land Use Map may be viewed in the Planning Department Office, 100 E. Main Street, Christiansburg, VA 24073, during normal office hours of 8:00 a.m. – 5:00 p.m. Monday through
