CUP-23-4-Conditional Use Permit Request for multi-family use on the ground floor in the GC-General
Commercial zoning district on 3.94 acres of an 8.44 acre parcel at 203 Country Club Drive SW (Tax Map
No. 287-A 41A) by Balzer and Associates for Diversified Investors XIII, LLC (owner)
The project site is part of what is known as the Rugby Field next to Country Club Drive. The proposed
use of the property is for an age restricted (60+) apartment building. There will be a mix of 1 and 2
bedroom units for a total of 123 units with 187 bedrooms. This equates to a density of 47.46 bedrooms per acre/31.21 units per acre. In February 2022, a conditional use permit was approved for a
townhome development (CUP 21-0006) on this parcel. This application includes a request that the
previously approved CUP (Resolution 2-C-22) for this site be voided if this CUP request is approved. The
Future Land Use (FLU) is Commercial and Mixed Use E. Residential uses are allowed in this designation
subject to the standards in the GC zoning district.
Persons affected by or interested in the conditional use permit request may appear and present their
