Default having been made in the terms of a certain Deed of Trust dated October 11, 2017, in the original principal amount of $148,975.00 and recorded in the Clerk’s Office of the Circuit Court of the County of Montgomery, Virginia on October 13, 2017, as Instrument Number 170008023, and modified by a Loan Modification Agreement recorded on August 9, 2022, as Instrument Number 2022006265, the undersigned Substitute Trustees will sell at public auction on April 26, 2024 at 1:00 PM, in front of the building housing the County of Montgomery Circuit Court, 55 East Main Street, Suite 1, Christiansburg, VA 24073, the property designated as Lying south of State Route 685 (Price`s Fork Road) and the Village of Price`s Fork and East of State Route 737 and being Lot 6 as shown on a plat of survey entitled, “Map of Montgomery Farms, Section I,” designated Plan No. P-77-166b, dated December 30, 1977, prepared by Marks and Associates, and recorded in the aforesaid Clerk`s Office in Plat Book 9, Page 112. Sale is subject to all prior liens, easements, restrictions, covenants, and conditions, if any, of record, or other matters which would be disclosed by an accurate survey or inspection of the premises. TERMS: CASH. A deposit of $15,000.00 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale.
