Notice is hereby given that the Planning Commission of the Town of Blacksburg will conduct the following public hearings on Tuesday, June 3, 2025, during its meeting beginning at 6:30 PM in the Roger E. Hedgepeth Council Chamber, 300 South Main St, Blacksburg, VA on the following item:
RZN-25-2-Clydesview Planned Residential Development from R-5 Transitional Residential to PR Planned Residential at 103 Jefferson Street for Shah Development, LLC (owner).
Request to rezone to Planned Residential (PR) to permit the construction of ten (10) two-story single family detached homes. Each home will have 2 bedrooms, 2.5 bathrooms. There are 20 bedrooms proposed in 10 units with a maximum density of no greater than 15.3 units per acre (10 units) or 30.5 beds per acre (20 beds). Resident parking will be provided in the parking lot adjacent to the homes and accessed from Jefferson Street. Total parking spaces will be 20 spaces or 2 spaces per unit.
The Comprehensive Plan Future Land Use designation is Medium Density Residential. This proposed development does not increase density above the Future Land Use (FLU).
RZN-25-3-801 North Main Street Rezoning Amendment to amend RZN-24-2 approved March 2025 to add the former Speedway Gas station at 825 North Main Street for LV Hokie GP, LLC (owner).
A rezoning amendment request to amend RZN-24-2 (approved March 11, 2025) to PR Planned Residential which would permit the construction of an 8-story multifamily building with commercial on the ground floor and townhome-style multifamily buildings, with up to 869 bedrooms total.
The property is located at 801 North Main Street and includes parcels on Kabrich Street, Winston Avenue, Progress Street and the former Speedway Gas Station at 825 North Main Street which was not included in the original rezoning request (RZN-24-2). There is a companion request (ROW-25-1) to vacate Town-owned alley and additional right-of-way. The Comprehensive Plan Future Land Use designation is Commercial and Medium Density Residential. The request for 265 bedrooms per acre represents an increase in the density above the Future Land Use (FLU).
Persons affected by or interested in the rezoning and rezoning amendment requests may appear and present their views. After the hearing, the Planning Commission may take action.
