NOTICE OF PUBLIC HEARING OF THE MONTGOMERY COUNTY PLANNING COMMISSION

Pursuant to the provisions of Section 15.2-2204 & 15.2-2285 of the Code of Virginia of 1950, as amended, the Montgomery County Planning Commission hereby gives notice of a public hearing to be held on April 9, 2025 at 7:00 p.m. in the County Government Center, 755 Roanoke St., Christiansburg, Virginia, in order to hear citizen comments regarding the Planning Commission’s intention to act on the following request:

A request by Stateson Homes (Agent: Balzer and Associates) to rezone 276.66 total acres, owned by Fotheringay, LLC, from Agricultural (A-1) to Planned Unit Development-Residential (PUD-RES), with proffered conditions.  The proposed request would rezone a 32.52 acre portion of 53.343 acres of Tax Map 072-A 02 (Parcel ID 023523); a 35.531 acre portion of 37.824 acres of Tax Map 072-1 56 (Parcel ID 013681); 15.3 acres of Tax Map 059-3 58 (Parcel ID 013682); 60.70 acres of Tax Map 059-3 57, 59 (Parcel ID 013683); a 122.03 acre portion of 304.40 acres of Tax Map 072-1 60, 73(1)6 (Parcel ID 013684); and a 10.58 acre portion of 188.10 acres of Tax Map 072-A 4 (Parcel ID 013680).  The requested rezoning would facilitate the development of a mixed residential development consisting of up to 409 residential units, at a density of 1.5 units per acre.  The proposed development would consist of a mixture of single-family detached and single-family attached (townhouse and villas) residential units.

AND

A request by Stateson Homes (Agent: Balzer and Associates) for a Special Use Permit to allow increased height in the PUD-RES zoning district on property owned by Fotheringay, LLC.  The requested Special Use Permit would allow maximum height of 40 feet for single-family detached units and villa units and a maximum height of 45 feet for single-family attached (townhouse) lots.

The property is currently located in an area designated as Resource Stewardship in the 2025 Montgomery County Comprehensive Plan.  Copies of the proposed plans, applications, ordinances or amendments may be examined at the Department of Planning and GIS Services, County Government Center, 755 Roanoke St., Suite 2A, Christiansburg, Monday through Friday between the hours of 8:30 a.m. and 5:00 p.m. or at montva.com/pc.
