Default having been made in the terms of a certain Deed of Trust dated April 8, 2022, in the original principal amount of $201,188.00 and recorded in the Clerk’s Office of the Circuit Court of the County of Montgomery, Virginia in Instrument No. 2022002914, the undersigned Substitute Trustees will sell at public auction on December 1, 2023, at 1:00 pm, in front of the building housing the Montgomery County Circuit Court, 55 E. Main Street, Christiansburg, VA 24073, the property beginning at an iron rod set located on the west line of State Route No. 600, thence with State Route No. 600, s. 10 deg. 00 12 e 138.98 feet to an iron pipe; thence s. 80 deg. 43` 48 w. 199.82 feet to an iron rod set; thence n. 10 deg. 13 41 w. 137.88 feet to an iron rod set by a post; thence n. 80 deg. 24 48 e. 200.35 feet to the point of beginning; and containing all the land of an un-numbered lot on State Route No, 600, as shown by a plat of survey of land entitled, physical survey of an un-numbered lot on state route number 600 in Montgomery County, Virginia , dated January 31, 1989, of record in the aforesaid Clerk`s office in deed book 639, page 83. Sale is subject to all prior liens, easements, restrictions, covenants, and conditions, if any, of record, or other matters which would be disclosed by an accurate survey or inspection of the premises. TERMS: CASH. A deposit of $20,000.00 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale.
